Useful tips for Flete property owners
From years of surveys, a few habits stand out:
- Let us know about past leaks
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Keep the loft space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
How a roof survey works in Flete
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed ridge tiles that have lifted or moved and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, on the roof space, flat roofs and ridges, hips and valleys alike.
Somewhere as small as Flete, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Landlord and commercial surveys in Flete
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.
Flete questions
Will you come out to Flete?
We do. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Margate station?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.
Roofs, chimneys and gutters in Flete
Flete is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Quex Park, about 2.2 miles west, is one of the historic houses in the wider area around Flete. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Shop and office owners around Westwood Cross may find that a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Margate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Flete is about 1 mile south-west of Margate, in Kent. Surveys in Flete work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Kent, we cover Flete and the places around it. We also survey roofs in Canterbury.

How the survey works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Flete, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Before we arrive
- Tell us about parking before the day
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with whoever owns or manages the building

Related advice
Signs you need a roof survey in Flete
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Look out for signs like these:
- Condensation or damp timbers in the loft
- Worn lead at chimneys and abutments
- Crumbling chimney pointing or cracked flaunching
- Ridge tiles that have lifted or moved
If you live in an older home near St. Catherine's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- What exactly goes into their report
- Whether the inside of the roof is included
- What they will not be able to tell you
What a survey costs
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- House, block, shop or office
- Chimneys, valleys, parapets and other details
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
