Manston: your questions answered

Is my home in Manston listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Thanet Parkway station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Roof surveys for homes and businesses in Manston

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are lifted, split or missing lead flashings and cracked or blistered flat roof coverings, on chimney stacks, clay and concrete tiles and lead flashings.

Older buildings in small places like Manston may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What we are asked to look at in Manston

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Look out for signs like these:

  • Slates or tiles that have slipped or broken
  • Worn lead at chimneys and abutments
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved

For landlords with property near Thanet Parkway station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection

What a roof survey includes

What we look for on each type of roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.

When you need someone else

To be straight with you, a roof survey has limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • The roof space

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for a house, and longer for a large or complex roof. Older rural homes like those around Manston can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Why get it checked now?
