Roof survey in Cliffs End
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Typical surveys look at water stains on rafters and ceiling joists and debris building up in roof valleys, on ridges, hips and valleys, lead flashings and chimney stacks.
Somewhere as small as Cliffs End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Signs you need a roof survey in Cliffs End
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Worn lead at chimneys and abutments
- Loose chimney pots
- Slates or tiles that have slipped or broken
- Standing water on a flat roof
For landlords with property near Thanet Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Which limits apply to the survey
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?

What happens on the day
After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take an hour or two for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Cliffs End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
How to prepare
- Leave side gates unlocked
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building

Related advice
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
What we look for on each type of roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Common questions in Cliffs End
Will you come out to Cliffs End?
Yes. Cliffs End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you survey roofs for landlords with property near Thanet Parkway station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
How do I book a survey in Cliffs End?
It’s easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. We survey on any day of the week.
How long does a roof survey take?
Allow between one and two hours for a house, though large, tall or awkward roofs take more time. We will give you an idea of timing when you book.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Roofs, chimneys and gutters in Cliffs End
Cliffs End lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. The wider area around Cliffs End has a long history of building, with Quex Park about 3.2 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Living close to Sandwich and Pegwell Bay is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you live in an older home near St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
