Independent roof surveys in Way

Roof survey in Way: what you get

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey natural slate, chimney stacks and the roof space, and common reasons people get in touch are blocked, sagging or leaking gutters and torn or sagging underlay.

Older buildings in small places like Way may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What a survey covers and does not.

Roofs we survey in Way

  • Flat roofs
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Roofs, chimneys and gutters in Way

Way is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If yours is one of the older homes in the streets near Church of Saint Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near Westwood Cross, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Way is about 3 miles west of Ramsgate, in Kent. From houses to flats and shops in Way, the roof can be surveyed. Across Kent, we cover Way. For surveys nearby, see our Canterbury page.

Postcode districts we cover here for roof surveys: CT12. Local streets include Wayborough Hill and Way Hill, all of which we cover. If you are just outside Way, we cover Mount Pleasant (1 mile north-west), Sevenscore (1 mile south-east), Minster (1 mile west), Acol (1 mile north-west) and Cliffs End (2 miles south-east). We also work in nearby towns such as Canterbury (12 miles west), Margate (4 miles north-east), Dover (14 miles south), Ramsgate (3 miles east), Broadstairs (5 miles east) and Whitstable (13 miles west).

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about 1–2 hours at most homes, and more on a big or complicated roof. Around Way, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Useful tips for Way property owners

These tips come from what we see on roofs every week:

  • Stay off ladders and the roof
  • Look for debris in the garden after high winds
  • Include dormers, porches and garages when booking
  • Clear the loft hatch area before we arrive

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Common roof problems in Way

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.

Look out for signs like these:

  • Flashings that have come away from the wall
  • Condensation or damp timbers in the loft
  • Leaning or weathered chimney stacks
  • Leaking gutter joints and downpipes

For site and facilities teams at buildings such as Minster Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Common questions in Way

Does a conservation area affect roof work in Way?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Minster station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What insurance do you have?
