New roof snagging for homes and businesses in Way

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer in good time. We survey replacement roofs, flashings and valleys and loft conversions and dormers, and people most frequently book us about loose flashings at walls or chimneys and signs of condensation in the roof space.

Older buildings in small places like Way may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It typically takes about 1–2 hours for most homes, depending on how much new work there is to check. Older rural homes like those around Way can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Getting ready for the survey

Advice

Way questions

Do you cover smaller places like Way?

Yes, Way is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does being near the coast affect roofs in Way?

It can do. Within about 3 miles of the sea, as Way is, metal fixings wear faster and gales find any loose ridge or slate.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Any of our surveys can be booked by landlords, agents and building managers in Way. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Roof by roof

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are checked.

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

What a survey costs

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Which survey package you book
  • The number of roofs, including extensions and garages
  • House, block, shop or office

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

What to tell us when you get in touch

A little information up front helps. It’s useful to include:

  • When you need the report by
  • Any marks or damp showing indoors
  • What made you get in touch
  • What kind of property and roof it is

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

When to book a survey in Way

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in sooner rather than later.

Most people get in touch after spotting something like this:

  • Gutters blocked by building debris
  • Flashings not properly dressed or fixed
  • Signs of condensation in the loft space
  • Loose or badly finished ridge tiles

For landlords with property near Minster station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • Whether you get a written report with photos
  • Is VAT included in the price?
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

New roof snagging in Way: local notes

The coast is about 3 miles or less from Way, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a careful look whether you are buying or signing off new work. With Quex Park about 2 miles north, Way sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Church of Saint Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Way is about 3 miles west of Ramsgate, in Kent. Way gets the same service as everywhere else we work: a proper look at what can be seen safely, photographs and a clear written report. We cover towns and villages across Kent, large and small. For surveys nearby, see our Canterbury page.

New roof snagging in CT12 work the same way as everywhere else we cover. We offer new roof snagging to properties on Wayborough Hill and Way Hill. If you are just outside Way, we cover Mount Pleasant (1 mile north-west), Sevenscore (1 mile south-east), Minster (1 mile west), Acol (1 mile north-west) and Cliffs End (2 miles south-east). We also work in nearby towns such as Canterbury (12 miles west), Margate (4 miles north-east), Dover (14 miles south), Ramsgate (3 miles east), Broadstairs (5 miles east) and Whitstable (13 miles west).

Around Way

A little further out are Westwood Cross (3.1 miles north-east) and Ramsgate General Hospital (3.5 miles east). For a walk, there is Sandwich and Pegwell Bay.

What this survey can’t tell you

A survey is a careful look at the new roof, but it cannot do everything. The main limits are:

  • Pricing the remedial work
  • Whether the roof will leak in future
  • Details hidden from sight
