New roof snagging in Whitstable, Kent
Checking a new or replacement roof for snags for Whitstable, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Debris left in gutters or valleys
- Underlay at the eaves left exposed
- Poorly finished verges
New roof snagging in Whitstable: what you get
Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them and look in the roof space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. If you’re worried about tiles or slates sitting out of line and underlay not dressed into the gutter, a survey will tell you what’s going on, whatever the roof.
Most homes in a town like Whitstable are houses, so the roof usually belongs to the property you are buying or paying for. That makes the roof’s condition a simple money question: better found before exchange or final payment than after. With photos and written recommendations, you have clear points to take back to the seller or the roofer.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Practical tips
A little preparation and a few simple habits help. Our tips:
- Keep warranty papers safe
- Book snagging before the final payment
- Watch for gutters overflowing in rain
- Check lower roofs and walls after scaffolding comes down
Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them, and our part is to report what we see.
Note the end date of any defects or warranty period. Arrange an inspection in good time so there’s time to raise anything.
What this survey can’t tell you
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Deciding who is at fault in a disagreement
- What’s under the new coverings
- Details hidden from sight
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.
What this survey covers
- New-build homes
- Replacement roofs
- Flashings and valleys
- Ridges and verges
- New flat roofs
- Loft conversions and dormers
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In Whitstable, parking is rarely complicated, though it helps to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it’s safe.
- We ask what work was done and when it was finished.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the roof space, where there is safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Check the loft hatch can be reached
- Note where any stains or damp appear

Questions from Whitstable
Is my home in Whitstable listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is the coastal weather around Whitstable hard on roofs?
It can do. Within about 1 mile of the sea, as Whitstable is, metal fixings wear faster and gales find any loose ridge or slate.
Which parts of the roof does snagging cover?
Everything we can see safely, from the ridge and verges down to the eaves and gutters. The loft space is looked at where there’s safe access and check for damage left by the job.
Do you look in the roof space?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Do you get involved if the roofer disagrees with the report?
No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.
For landlords and managing agents
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Whitstable homes and their roofs
Whitstable is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Take an older house close to Church of St John (Methodist): a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Signs you need new roof snagging in Whitstable
Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.
Problems we come across often include:
- Gutters or fascias damaged during the job
- Verge tiles or slates not secured
- Vents that weren’t fitted or are covered
- Debris left in gutters or valleys
If you own a rental within reach of Whitstable station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
