Booking your survey
Before you get in touch, it helps to have:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.
About our new roof snagging in Minster
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’ve noticed vents that weren’t fitted or are covered and underlay not dressed into the gutter, a survey will tell you what’s going on.
Lots of homes in a town like Minster have been extended over the years, and many of those additions have flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. On a purchase or a newly finished roof in Minster, those junctions are high on the list.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Surveys for landlords and agents in Minster
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Roof by roof
Flashings
Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.
Ridges, hips and verges
Loose ridge or hip tiles are a common snag. They’re recorded with photos.
What we are asked to look at in Minster
Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.
Most people get in touch after spotting something like this:
- Cracked mortar at the ridge or hips
- Tiles or slates sitting out of line
- Gutters or fascias damaged during the job
- Vents that weren’t fitted or are covered
If you own a rental within reach of Queenborough station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Buying a home or a new roof in Minster
The coast is about 2 miles or less from Minster, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you live in an older home near The Abbey Church Of St Mary And St Sexburga, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Minster questions
Is Minster in the area you cover?
Yes, Minster is one of the places we work. Every survey there gets the same written report with photographs.
Does being near the coast affect roofs in Minster?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Minster is within about 2 miles of the coast.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or drop us an email.
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You are welcome to ask questions while we’re there. A typical visit in Minster begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there is safe access.
- We agree what to focus on, such as a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before we arrive
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
