Gutter surveys in Way

How a gutter survey works in Way

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey parapet and box gutters, eaves gutters and fascias and soffits, and common reasons people get in touch are fascia boards damaged by overflowing water and gutters packed with leaves or moss.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Way questions

Do roofs near the sea, like those around Way, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Way is within about 3 miles of the coast.

I let a flat near Minster station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will plan the survey around it.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What we’re asked to look at in Way

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Typical things we are asked to look at include:

  • Fascia boards damaged by overflowing water
  • Gutters packed with leaves or moss
  • Dripping or leaking gutter joints
  • Downpipes that are split or coming away

Homes near green spaces like Sandwich and Pegwell Bay can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?

What’s in a roof survey

Way homes and their roofs

Way is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. With Quex Park about 2 miles north, Way sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of Saint Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for instance near Westwood Cross, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Way is about 3 miles west of Ramsgate, in Kent. In Way, as across Kent, every roof gets the same careful survey. Way is one of the places in Kent we cover for gutter surveys. You can also see our page for Canterbury.

Here we cover the CT12 postcode area for gutter surveys. You’ll find streets such as Wayborough Hill and Way Hill, and we cover them all. Close by, we survey roofs in Mount Pleasant (1 mile north-west), Sevenscore (1 mile south-east), Minster (1 mile west), Acol (1 mile north-west) and Cliffs End (2 miles south-east). Larger places within reach include Canterbury (12 miles west), Margate (4 miles north-east), Dover (14 miles south), Ramsgate (3 miles east), Broadstairs (5 miles east) and Whitstable (13 miles west).

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two for a house, and longer for a large or complex roof. Older rural homes like those around Way can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Mention any parking restrictions on your street

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • What made you get in touch
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

Why act early in Way

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Where a roof is exposed, as many are in small places like Way, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.
