Landlord Roof Survey in Way
A careful look at the let or shared roof at your property in Way, with photographs and a written report.
- Ceiling stains reported by tenants
- Choked outlets and gutters
- Cracked or lifting flashings
How a landlord roof survey works in Way
With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed worn ridges, hips and verges and blocked gutters over flats, we can find out what’s behind it.
In a small place like Way, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What affects the price in Way
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
What helps most when you contact us:
- The address and postcode of the property
- Dates you’re working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What happens on the day
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Way, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street

Way questions
Is Way within the area you cover?
Yes, Way is on our map. Villages and rural addresses get the same survey as a town house.
I let a flat near Minster station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
What if it rains on the day?
A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will explain what’s needed.
Signs you need a landlord roof survey in Way
Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, especially on taller buildings.
People normally book a survey after spotting one of these:
- Mortar falling from ridges and verges
- Leaking joints at party walls
- Gutters overflowing onto walls
- Leaks into upper flats
If you run a business near Westwood Cross, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Choosing a roof surveyor
- What experience they bring
- Whether VAT is added on top
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
What we look for on each type of roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can be seen safely.
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.
Way homes and their roofs
Way lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Minster Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Sandwich and Pegwell Bay, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Leave it or get it looked at?
A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. For older village homes like those around Way, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Prices quoted always include VAT, and the report is not charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
