- Flashings that have lifted or split

- Gaps where slates or tiles have come loose
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey normally takes about 1–2 hours for a house, and more on a big or complicated roof. For a village or hamlet like Way, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- Clear the way to the loft hatch

Advice
How a pre-purchase roof survey works in Way
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. Typical surveys look at roof slopes that look uneven or sagging and slates or tiles that have slipped or gone, on gutters and downpipes, clay and concrete tiles and lead flashings and valleys.
Older buildings in small places like Way may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
How the survey changes by roof type
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

What else we do in Way
When to book a survey in Way
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
Problems we come across often include:
- A ridge or slope that dips
- Blocked or leaking gutters
- Cracked flaunching or crumbling chimney pointing
- Old water stains in the roof space
If you own a rental within reach of Minster station, a written report helps before buying a rental or paying for a new roof on one.

Way homes and their roofs
Way lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. About 2 miles north lies Quex Park, a reminder of how long the area around Way has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
For an older house near a landmark like Church of Saint Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Landlords, agents and block managers in Way
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Way questions
Will you come out to Way?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Does being near the coast affect roofs in Way?
Often, yes. Way is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How do I book a survey in Way?
It is easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll point you to the right survey. We survey on weekdays and at weekends.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Why act early in Way
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Outbuildings and barns around Way are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.
