Pre-purchase roof survey in Cliffs End, Kent
Find out the condition of the roof at your property in Cliffs End. Visits run on weekdays and weekends, in the daytime.
- Gutters choked with leaves and moss
- Quick fixes on flashings and valleys
- Gaps where slates or tiles have come loose
Roof by roof
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
Pre-purchase roof surveys for homes and businesses in Cliffs End
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. Common reasons to book are slipped or missing slates and tiles and bitumen or mortar used in place of proper repairs, on gutters and downpipes, the roof space and natural slate.
Older buildings in small places like Cliffs End may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a pre-purchase roof survey does not cover
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- How a seller will respond, or what the house is worth
- Whether timbers meet design loads
- The condition of the rest of the house (that’s a RICS home survey)
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

- Chimney stacks
- Lead flashings and valleys

Cliffs End questions
Is Cliffs End within the area you cover?
Yes. Cliffs End is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Cliffs End listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Do you go up on the roof?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
What’s the best way to book?
It is easiest to call 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run on any day of the week.
How long does the survey visit take?
On site, it typically takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a place like Cliffs End, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Why us?

The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Around Cliffs End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Check pets are kept safely away
- Jot down any questions you want answered
- Show us where any leaks or stains appear

Local roofs and buyers in Cliffs End
Cliffs End is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you’re buying or signing off new work. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
With Quex Park about 3.2 miles north-west, the area around Cliffs End has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For an older house near a landmark such as St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Cliffs End is about 2 miles west of Ramsgate, in Kent. Cliffs End gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our area takes in places right across Kent, large and small. Our Canterbury page covers surveys nearby.
We work across the CT12 postcode area for pre-purchase roof surveys. We offer pre-purchase roof surveys to properties on Foads Lane, Moyes Close and Delacourt Close. Further out, we also cover Canterbury (13 miles west), Margate (4 miles north), Dover (14 miles south), Broadstairs (4 miles north-east), Whitstable (15 miles west) and Deal (8 miles south).

Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Ask when the roof was last worked on
- Ask for any paperwork for recent roof work
- Notice patches of new decoration in top-floor rooms
- Mention any deadline when you get in touch
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Signs you need a pre-purchase roof survey in Cliffs End
Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Here are some of the things we see frequently:
- Old water stains in the roof space
- Gaps where slates or tiles have come loose
- Standing water on a flat extension roof
- Blocked or leaking gutters
If you own a rental within reach of Thanet Parkway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Questions to ask before booking
- What the survey will not cover
- Whether the loft space is looked at, where there is one
- Whether you can ask questions once you have the report
- Whether you get a written report with photos
