Pre-purchase roof surveys for Pegwell homes and businesses

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Pre-purchase roof survey in Pegwell: what you get

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are gutters choked with leaves and moss and chimney mortar that has eroded, on lead flashings and valleys, the roof space and chimney stacks.

Somewhere as small as Pegwell, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about pre-purchase roof surveys in Pegwell

Is the coastal weather around Pegwell hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Will you come out to Pegwell?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you go up on the roof?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Local roofs and buyers in Pegwell

Pegwell is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Signs you need a pre-purchase roof survey in Pegwell

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

These are some of the problems a survey can pick up:

  • Slipped or missing slates and tiles
  • Signs of past leaks inside the loft
  • A ridge or slope that dips
  • Flashings that have lifted or split

If you own a rental within reach of Ramsgate station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to expect from a roof survey

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Pegwell can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at

How to book

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

What happens if roof problems are left?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Older cottages and farmhouses around Pegwell can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • We hold a CAA Flyer ID and Operator ID

Before and after the survey

Over many surveys, some simple habits stand out:

  • Ask who repairs the roof under the lease
  • Mention any deadline when you contact us
  • Ask for loft access on the day
  • Find out whether the roof has been replaced or patched

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

What we can’t see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
