Pre-purchase roof surveys in Newington

How a pre-purchase roof survey works in Newington

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. Common reasons to book are lead that has worked loose at a wall or chimney and old water stains in the roof space, across clay and concrete tiles, natural slate and the roof space.

In a smaller place like Newington, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

What we are asked to look at in Newington

Buildings put up or refurbished before 2000 may contain asbestos. It is frequently found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

A survey makes sense if you’ve noticed:

  • Gutters that overflow or drip at the joints
  • Flashings that have lifted or split
  • Standing water on a flat extension roof
  • Gaps where slates or tiles have come loose

If you live in an older home near St Christopher's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • How they plan to inspect the roof safely
  • Their report turnaround times
  • Whether the loft is part of the inspection
  • Is VAT included in the price?

What a good roof survey covers

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Anything beyond the roof, which a full home survey covers
  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What we check

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Natural slate

How the survey works

After the inspection, everything we found is written up in a report with photos. On timing, it normally takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Some parts of a survey depend on the weather, so a visit to Newington is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Keep pets in another room
  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Common questions in Newington

Will you come out to Newington?

Yes, Newington is on our map. Villages and rural addresses get the same survey as a town house.

Do roofs near the sea, like those around Newington, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Newington is within about 2 miles of the coast.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Useful tips for Newington property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Let us know your timetable
  • Find out whether the roof has been replaced or patched
  • Ask who repairs the roof under the lease
  • Look for fresh paint on upstairs ceilings at viewings

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
