Pre-purchase roof surveys in Wincheap

How a pre-purchase roof survey works in Wincheap

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. We’re often asked to look into cracked flaunching or crumbling chimney pointing and ponding, blisters or splits on a flat roof, across chimney stacks, flat-roofed extensions and dormers and natural slate.

Bungalows, chalet bungalows and older cottages are common in smaller places like Wincheap, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Wincheap. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Share the report with your solicitor
  • Check we’ll be able to get into the roof space
  • Ask for any paperwork for recent roof work
  • Notice patches of new decoration in top-floor rooms

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

What happens if roof problems are left?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Around Wincheap, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

The survey, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like Wincheap, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

What we can’t see

In fairness, a roof survey has limits:

  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys

Wincheap questions

Does a conservation area affect roof work in Wincheap?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Wincheap within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

How long will you be at the property?

On site, it normally takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Buying a home or a new roof in Wincheap

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For landlords with property near Canterbury East station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of St Mildred are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
