Flat roof survey in Wincheap: what you get

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are gaps at upstands and abutments and raised blisters across the surface, on single-ply membranes, felt flat roofs and mastic asphalt.

Outbuildings, garden rooms and garages in places like Wincheap frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them when you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Wincheap is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Have any paperwork from past roof work to hand
  • If you are buying, check with the agent that we can get in

Getting a price

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

Advice

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Flat roofs in Wincheap

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Wincheap Foundation Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a hotel or guest house in or near Wincheap, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

FAQs for Wincheap

Do you look at commercial flat roofs near Wincheap, such as hotels?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

How do I find out if my home in Wincheap is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How do I arrange a flat roof survey in Wincheap?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

When to book a survey in Wincheap

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

A survey makes sense if you’ve noticed:

  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Water getting in at rooflights
  • Splits and cracks in the covering

Shop and office owners around Whitefriars Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.

Choosing a roof surveyor

  • When you will get the report
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
  • Whether VAT is in the quoted price

What to expect from a roof survey

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Prices for flat roof surveys in Wincheap

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What we need to know

These details help when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
