Useful tips for Hales Place property owners

These tips come from what we see on roofs every week:

  • Treat rooflights and old sheeting as fragile
  • Check new fixings through the roof are properly sealed
  • Limit foot traffic on the covering
  • Book a survey every few years

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

About our flat roof survey in Hales Place

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you are worried about splits, cracks and crazing and damaged trims at the roof edge, we can find out what’s behind it, on GRP fibreglass, mastic asphalt and felt flat roofs alike.

Around Hales Place, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them as you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Hales Place

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • Whether it is a home or a commercial building
  • Height and safe access

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you contact us

These details help when you contact us:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

What a flat roof survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Common questions in Hales Place

Is the coastal weather around Hales Place hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover commercial flat roofs around Hales Place?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

How much is a survey?

Flat roof survey starts from £150, including VAT. You’ll know the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Hales Place is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Let us know where we can park nearby
  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed

Advice

Flat roofs in Hales Place

The coast is about 5 miles or less from Hales Place, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Anyone responsible for a site like St Stephen's Junior School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Canterbury West station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Hotels and guest houses near Hales Place can’t easily close rooms for a leak, so it pays to find faults before guests do.
