Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Book early if you’re near an airport
  • Keep dogs indoors during the visit
  • Make sure the loft can be reached
  • Mention anything you’ve noticed on the roof

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. It’s a chance to ask about anything in the report.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

Drone roof survey in Hales Place

Tall, steep, large or fragile roofs can’t always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly. Everything we find goes into a photo-illustrated written report. It is also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. We’re frequently asked to look into tired mortar and pots at the top of a stack and slipped or missing slates on a high roof, on flat roofs on upper floors, large and complex roofs and fragile roofs.

Places like Hales Place can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

What we are asked to look at in Hales Place

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. A drone gets close enough to see them in detail.

A survey can pick up problems like:

  • Outlets choked with leaves and silt
  • Chimney tops in poor condition
  • Lifted or split lead flashings
  • Damage after a storm that cannot be seen from below

For businesses in and around places such as Whitefriars Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.

Before booking any roof surveyor

  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see
  • What exactly goes into their report
  • What experience they bring

What to expect from a roof survey

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a drone roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Flights in a restricted zone without permission
  • Whether the roof structure meets design loads
  • Photos in conditions too poor to fly

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

Drone roof surveys in Hales Place: local notes

Hales Place lies within about 5 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

A roof leak in a hotel or guest house around Hales Place means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. Take a building like St Stephen's Junior School: thermal images can show where wet insulation sits under a big flat roof.

FAQs for Hales Place

Is my home in Hales Place listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Hales Place?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you hold CAA registration for the drone?

Yes. We hold a CAA Flyer ID and Operator ID. We fly a sub-250g drone and keep it in sight at all times.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What we do, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a smaller place like Hales Place, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the loft space where it’s safe.
  5. You get photos, findings and clear recommendations.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
