About roof surveys in CT11
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey chimney stacks, ridges, hips and valleys and lead flashings, and the problems we are asked to look at most are lifted, split or missing lead flashings and leaning or weathered chimney stacks.
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for most houses, and about three to four hours for a commercial roof.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
What you’ll pay
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey

Roofs, chimneys and gutters across CT11
Across CT11, we survey roofs for owners, landlords and agents, in Ramsgate, St Lawrence and Newington and well beyond. Each report sets out what was seen, with photos and recommendations.
We survey roofs across London and the South East, and CT11 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. In the coastal parts of CT11, the seaward side of a roof takes the most weather, so ridges, verges and flashings there often need attention first.
Ramsgate: Shop and office owners around Westwood Cross may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Priory Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Why act early?
If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
Questions to ask before booking
- Whether they hold professional indemnity and public liability insurance
- Whether you get a written report with photos
- Whether the inside of the roof is included
- What happens after the report arrives
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- An exact number of years the roof has left
- Asbestos testing of any kind
What we’re asked to look at in CT11
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
Here are some of the things we see frequently:
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
- Worn or blocked valleys
- Flashings that have come away from the wall
What affects the price in CT11
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Whether thermal imaging or a drone is needed
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can safely be seen
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
A little information up front helps. Please include:
- The kind of building and roof involved
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- What’s prompted the survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
Surveys for landlords and agents in CT11
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
CT11: your questions answered
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
