Gutter surveys in Ramsgate

About our gutter survey in Ramsgate

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at overflowing eaves gutters and sagging gutters and loose brackets, across fascias and soffits, downpipes and outlets and hoppers.

Around Ramsgate, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. Let us know when booking if you know of anything shared with next door.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

Ramsgate questions

Does being near the coast affect roofs in Ramsgate?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can a landlord with a rental near Ramsgate station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Different roofs, different checks

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Look for new stains on ceilings below valleys after rain
  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Look for downpipes coming loose

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Ramsgate homes and their roofs

Ramsgate lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. About 4.4 miles north-west lies Quex Park, a reminder of how long the area around Ramsgate has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like Priory Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Ramsgate station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near Westwood Cross, a roof report helps plan work around trading rather than after a leak.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. A report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Before you get in touch, it’s useful to have:

  • When you need the report by
  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes between one and two hours at a typical home, and longer for a large or complex roof. For a visit in Ramsgate, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before the survey

  • Point out any leaks or damp patches
  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
