Herne Bay homes and their roofs

The coast is about 1 mile or less from Herne Bay, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Curtis Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For landlords with property near Herne Bay station, a dated record of the roof is useful when planning maintenance across a let.

Gutter surveys for homes and businesses in Herne Bay

We carry out gutter surveys in Herne Bay as part of our cover across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the loft space. A visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photos and recommendations. We survey fascias and soffits, eaves gutters and parapet and box gutters, and people most frequently book us about soffits marked by water and water spilling over the gutter edge.

Most homes in a town like Herne Bay are houses, so the roof is typically the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you cannot reach yourself.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a home in Herne Bay, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Advice

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Get the gutters cleaned out every year
  • Look out for overflows when it pours
  • Check the loft with care after heavy rain
  • Look for downpipes coming loose

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Herne Bay questions

I let a flat near Herne Bay station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building.

Do roofs near the sea, like those around Herne Bay, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Herne Bay is within about 1 mile of the coast.

What’s the best way to book?

Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Do you work in Herne Bay?

Yes. We cover Herne Bay and the rest of Kent, as part of our work across London and the South East. For a price, call 07833 053749 or send us an email.

Do you survey at weekends?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, phone 07833 053749 or use the contact form.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we’re asked to look at in Herne Bay

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Common reasons to book include:

  • Soffits marked by water
  • Cracked or loose downpipes
  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers

If you look after a building such as Herne Bay Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • What exactly goes into their report
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey
  • How soon the report will arrive

What a good roof survey covers

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
