Gutter survey in Beltinge

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed leaking or loose downpipes and water spilling over the gutter edge, we can find out what’s behind it, whatever the roof.

Houses in smaller places like Beltinge can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

Landlords, agents and block managers in Beltinge

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Watch ceilings under valley gutters for fresh marks
  • Note any damp stains below the gutters
  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

What a gutter survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from each safe vantage point
  • The inside of buried drains
  • Confirming asbestos in older rainwater goods

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Your questions about gutter surveys in Beltinge

Is my home in Beltinge listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Herne Bay station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What we do, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In a smaller place like Beltinge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Gutter surveys in Beltinge: local notes

Beltinge is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Reculver Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If yours is one of the older homes in the streets near Church of St Bartholomew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Bishopstone Cliffs is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
