How a gutter survey works in Hillborough
Gutters are normally fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you’ve noticed leaks at the gutter joints and sagging gutters and loose brackets, a survey will tell you what’s going on, on downpipes, fascias and soffits and outlets and hoppers alike.
Around Hillborough, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. Some parts of a survey depend on the weather, so a visit to Hillborough is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Preparing for the visit
- For flats, check roof access has been agreed
- Let us know about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors

Advice
Your questions about gutter surveys in Hillborough
Can a landlord with a rental near Herne Bay station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or email us with the address and some details.
Does being near the coast affect roofs in Hillborough?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does a gutter survey take?
It typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. You’ll know roughly how long when we arrange the visit.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Different roofs, different checks
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Roofs, chimneys and gutters in Hillborough
Hillborough is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Herne Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Reculver Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Every survey has limits, and it is better to know them up front. Keep these in mind:
- What’s hidden inside a downpipe

- Pipes below ground level
