How electronic leak detection works in Hillborough
Some flat roofs cannot be tested electronically. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. If your roof is not suitable, we’ll tell you before any testing. Any details you have about the membrane and build-up help us decide, like drawings or specifications. It saves a wasted visit. We survey liquid-applied waterproofing, flat roof membranes and commercial flat roofs, and people most often book us about leaks through a covered membrane and damp inside with no sign on the roof.
In a smaller place like Hillborough, some flat roofs sit in the open, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

What electronic leak detection does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Carrying out the repair work
- Leaks from plumbing or windows
- Some conductive membranes
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.
What we look at
- Roof terraces and balconies
- Flat roof membranes
- Commercial flat roofs
- Liquid-applied waterproofing
- Green roofs
- Single-ply roofs
What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Being in a smaller place like Hillborough doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Unlock side gates and any roof access doors
- Dig out any old roof reports or invoices
How to book

Roof by roof
Single-ply membranes
Some single-ply membranes suit electronic testing well, depending on the type and build-up.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Some methods can work through these layers but it depends on the layers.
Before and after the survey
From years of surveys, a few habits stand out:
- Act on new leaks promptly
- Limit access to the roof
- Don’t let outlets block
- Have roof specifications to hand
Where the evidence points to walls, copings or rooflights, we’ll note it, so other causes can be checked.
Check contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.
What happens if roof problems are left?
Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. Tradespeople may need to travel further to a smaller place like Hillborough, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We will confirm the figure before booking.
Why us?

What electronic leak detection looks like in Hillborough
Hillborough lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
For landlords with property near Herne Bay station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like Reculver Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Hillborough is about 2 miles east of Herne Bay, in Kent. We survey roofs in Hillborough and the surrounding area as part of our work across London and South East England. Hillborough is one of the towns and villages in Kent we cover. Canterbury is in our area too.
All of CT6 is covered for electronic leak detection, from the main roads to the quietest streets. Local streets include Manor Road, Puffin Road and Neville Road, all of which we cover. Hillborough is on the A299, which makes it straightforward to reach. Hillborough: your questions answered
Is the coastal weather around Hillborough hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hillborough is within about 1 mile of the coast.
Is my home in Hillborough listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you repair the leak?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
How much does electronic leak detection cost?
Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks. Just call 07833 053749 or use the contact form for a quote.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
