Electronic leak detection for homes and businesses in Hawthorn
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We will tell you if the roof cannot be tested. We survey roof terraces and balconies, commercial flat roofs and flat roof membranes, and common reasons people get in touch are new membranes needing a check before handover and gaps at membrane joints.
Older buildings in small places like Hawthorn may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Repairing the breaches (that’s for your roofer)
- Sections we cannot safely access
- Roofs whose membrane or build-up isn’t suitable
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
Roof types and parts we check
- Flat roof membranes
- Roof terraces and balconies
- Single-ply roofs
- Green roofs
- Liquid-applied waterproofing
- Commercial flat roofs
How the survey changes by roof type
Bituminous membranes
Bituminous felt and modified bitumen membranes are common. The build-up decides which method will work.
EPDM rubber roofs
Some EPDM membranes conduct electricity, which can rule out some methods. We will say if the test will not work.
Before and after the survey
Over many surveys, some simple habits stand out:
- Test new membranes before covering them
- Ask contractors to protect the membrane
- Get leaks traced quickly
- Stay off the flat roof unless needed
The report records each breach location with photos. Pass it to your roofer to repair the breach points.
Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

Common questions in Hawthorn
Is my home in Hawthorn listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is the coastal weather around Hawthorn hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Hawthorn is within about 2 miles of the coast.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Will you walk on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
How is ELD priced?
We quote for each roof individually. Tell us about the roof and where it leaks, and call 07833 053749 or use the contact form for a quote.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Flat and commercial roofs around Hawthorn
Hawthorn is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Herne Bay station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark like Church of St Mary the Virgin, the joins between later flat roofs and the old walls are where problems typically start. Take a building like Reculver Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Hawthorn is about 2 miles east of Herne Bay, in Kent. We carry out electronic leak detection in Hawthorn for houses, flats, blocks and commercial buildings, with a written report and photographs every time. We cover towns and villages across Kent, from the larger towns to small villages. We also survey roofs in Canterbury.
Every address in CT6 and CT3 is covered for electronic leak detection. You’ll find streets such as Campion Avenue, Sweechbridge Road and Heart in Hand Road. Hawthorn is on the A299, which makes it simple to reach. Neighbouring places we cover for electronic leak detection include Hillborough (1 mile north-west), Highstead (1 mile south), Bishopstone (1 mile north), Broomfield (1 mile west) and Beltinge (1 mile north-west). We also work in nearby towns such as Canterbury (7 miles south-west), Margate (9 miles east), Ramsgate (10 miles east), Broadstairs (11 miles east), Whitstable (6 miles west) and Deal (14 miles south-east).
Landmarks near Hawthorn
Locally, jobs take us to homes and businesses close to The Huntsman And Horn Public House and Bishopstone Cliffs, among other places. For rail, the closest station is Herne Bay station, roughly 2.4 miles west. Other landmarks nearby include Whitstable and Tankerton Hospital (5.4 miles west). For a walk, there’s West Blean and Thornden Woods.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Leave it or get it looked at?
Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. Where a roof is exposed, as many are in small places like Hawthorn, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a small place like Hawthorn, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Jot down any questions you want answered
- Move anything stored under the loft hatch
