Gutter surveys in Hawthorn

How a gutter survey works in Hawthorn

Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters that have fallen out of line and rotten fascias or stained soffits, we can find out what’s behind it.

Some older homes in villages like Hawthorn are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Hawthorn homes and their roofs

Hawthorn lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Reculver Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Herne Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Hawthorn is about 2 miles east of Herne Bay, in Kent. Houses, flats, blocks and commercial buildings in Hawthorn can all book gutter surveys. Hawthorn is one of the towns and villages in Kent we cover for gutter surveys. Canterbury is in our area too.

We survey roofs across CT6 and CT3 for gutter surveys. Whether your property is on Campion Avenue, Sweechbridge Road and Heart in Hand Road or a nearby road, we can survey it. Landlords, agents and block managers in Hawthorn

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.

Prices for gutter surveys in Hawthorn

When we price a survey, we consider:

  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

When you call or email, these details help:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window

To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Roof by roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Hawthorn questions

Does being near the coast affect roofs in Hawthorn?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you survey roofs for landlords with property near Herne Bay station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or send us an email to arrange it.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you need a gutter survey in Hawthorn?

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

People usually book a survey when they’ve noticed one of these:

  • Valley or box gutters that overflow inside
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints
  • Gutters full of debris and silt

Homes near green spaces such as Bishopstone Cliffs can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Before you book any roof surveyor

  • How soon the report will arrive
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?

What’s in a roof survey

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most houses, or half a day or so for a commercial building. Around Hawthorn, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • Tell us where we can park nearby

How to book

Once you know what you need, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Before you book, it’s worth knowing what a survey will not do:

  • Parts of gutters that can’t be seen safely
  • What’s behind fascias and inside walls
