Landlord roof surveys for homes and businesses in Hawthorn
A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Typical surveys look at ponding or splits on flat roofs and failed flashings at walls and chimneys, on shared roofs, gutters and downpipes and converted houses.
Some older homes in villages like Hawthorn are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Hawthorn questions
Is Hawthorn within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Hawthorn is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How do I book a survey in Hawthorn?
To arrange a survey, ring 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.
How long will you be on site?
It normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. You’ll know roughly how long when we arrange it.
Will you need to get into tenants’ homes?
We may do. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Landlord roof surveys around Hawthorn
The coast is about 2 miles or less from Hawthorn, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For an older house near a landmark such as Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Bishopstone Cliffs shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Hawthorn, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the loft space is arranged with you in advance.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent

- The rest of the building, as a RICS Level 2 or 3 survey would
- A full structural assessment of the building
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Checking the roof from the ground
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Common roof problems in Hawthorn
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
It is worth booking a survey if you’ve seen:
- Chimney stacks in poor repair
- Ponding or splits on flat roofs
- Flashings that have come away
- Loose ridge or hip tiles
Anyone responsible for a site like Reculver Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- Their report turnaround times
- Which viewpoints they use to see the roof
- Which limits apply to the survey
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Useful tips for Hawthorn property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Don’t store items over the loft hatch
- Deal with urgent items first
- Ask residents to report damp right away
- Don’t wait for a leak to survey the roof
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.
