Landlord roof survey in Hillborough: what you get
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed ceiling stains reported by tenants and mortar falling from ridges and verges, a survey will tell you what’s going on, on converted houses, flat roofs on blocks and gutters and downpipes alike.
Around Hillborough, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Confirming asbestos in older roof materials
- Walls, floors and services beyond the roof
- Roof areas we weren’t given access to

Landlord roof surveys around Hillborough
Hillborough lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Take a building like Reculver Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces like Bishopstone Cliffs can get more leaves in their gutters in autumn.
Hillborough is about 2 miles east of Herne Bay, in Kent. Hillborough gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Kent coverage includes Hillborough. There’s also a page for Canterbury.

Roof by roof
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.
Shared chimney stacks
Chimneys often let water in at the flashings. We record anything visible.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Keep the loft hatch clear and reachable
- Ask residents to report damp straight away
- Survey the roof on a regular cycle
- Keep past survey reports with the building’s records
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
Common questions in Hillborough
I let a flat near Herne Bay station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.
Does a conservation area affect roof work in Hillborough?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
What affects the price in Hillborough
Prices always include VAT. What changes the price is:
- Basic, Standard or Premium
- House, block, shop or office
- The height of the building and how the roof can safely be seen
- How many separate roofs there are, such as extensions, dormers and garages
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
If you can, have these to hand when you contact us:
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- When you need the report by
- Pictures from the garden or a window, if you have them
Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. For a survey in Hillborough, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you beforehand.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Let us know about parking near the property
- Note where any stains or damp appear

Common roof problems in Hillborough
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
It’s worth booking a survey if you’ve seen:
- Cracked or lifting flashings
- Damaged party-wall upstands or parapets
- Gutters overflowing onto walls
- Splits and blisters in flat roof coverings
If you live in an older home near Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before you book any roof surveyor
- When you’ll get the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives
- Which parts of the roof they’ll actually see
