Landlord roof survey in Broomfield

The lease typically decides who is responsible for the roof and who pays. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed blocked gutters over flats and damaged party-wall upstands or parapets, we can find out what’s behind it.

In a small place like Broomfield, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Leave it or get it looked at?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. For an older or listed building in a place like Broomfield, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Your questions about landlord roof surveys in Broomfield

Can a landlord with a rental near Herne Bay station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Broomfield?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long is the visit?

It usually takes an hour or two for a house, and longer for a block or a building with several roofs. You’ll then get the report by email.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What we look for on each type of roof

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Common roof problems in Broomfield

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Things that often lead to a survey include:

  • Damaged party-wall upstands or parapets
  • Chimney stacks in poor repair
  • Worn ridges, hips and verges
  • Choked outlets and gutters

Take a building like Herne Church of England Infant School: large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • Will the report include photos?
  • Whether the inside of the roof is included
  • What experience they bring
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. The survey typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Around Broomfield, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Check we can get to the back of the property
  • Point out any leaks or damp patches
  • Leave a clear route to the loft

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Landlord roof surveys in Broomfield: local notes

Broomfield is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Bartholomew: its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Curtis Wood can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
