Roof surveys for homes and businesses in Broomfield

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are often asked to look into worn lead at chimneys and abutments and worn or blocked valleys, on clay and concrete tiles, the roof space and ridges, hips and valleys.

In a small place like Broomfield, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Outbuildings and barns around Broomfield are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Broomfield questions

I let a flat near Herne Bay station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Does being near the coast affect roofs in Broomfield?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Broomfield is within about 2 miles of the coast.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How long will you be at the property?

The visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Broomfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Check pets are kept safely away

Landlord and commercial surveys in Broomfield

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

Local roofs in Broomfield

Broomfield is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For site and facilities teams at buildings such as Herne Church of England Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Curtis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you live in an older home near Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs.

Broomfield is about 1 mile south-east of Herne Bay, in Kent. Whether the building in Broomfield is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Kent, we cover Broomfield and the places around it. Canterbury is in our area too.

What affects the price in Broomfield

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

Here’s what helps us most when you get in touch:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, call 07833 053749 or use the contact form.

Honest limits

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Natural slate
  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys

Different roofs, different checks

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
