Landlord roof survey in Herne

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey flat roofs on blocks, shared roofs and rented houses, and people most often book us about ponding or splits on flat roofs and damp or stains in top-floor flats.

Around Herne, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

After the visit, you get a report with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What we are asked to look at in Herne

On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. An independent report helps everyone see the facts.

Problems we come across frequently include:

  • Loose ridge or hip tiles
  • Splits and blisters in flat roof coverings
  • Choked outlets and gutters
  • Flashings that have come away

For landlords with property near Herne Bay station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before you book

  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs
  • What they won’t be able to tell you

What a good roof survey covers

Why get it checked now?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. On a bungalow or cottage around Herne, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

What a landlord roof survey doesn’t cover

Before you book, it’s worth knowing what a survey won’t do:

  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials
  • Legal advice on leases or service charges

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Local roofs in Herne

Herne is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

Trees in and around Curtis Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Herne Church of England Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Herne is about 1 mile south of Herne Bay, in Kent. From houses to flats and shops in Herne, the roof can be surveyed. Across Kent, we cover Herne and the places around it.

FAQs for Herne

Can a landlord with a rental near Herne Bay station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do roofs near the sea, like those around Herne, take more of a battering?

Often, yes. Herne is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you check the loft?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there frequently is around Herne, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Find any records of previous roof work
  • Jot down any questions you want answered
  • If you’re buying, let the agent know when we’re coming
