Roof leak investigation in Herne: what you get

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain frequently misses the real cause. Tracing the route first means any work can be aimed at the right place. If you’ve noticed water that shows only in certain storms and staining around the chimney inside, a survey will tell you what’s going on.

Older cottages and houses around Herne may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Check whether pipes or tanks run near the stain
  • Check the loft is accessible
  • Mention earlier attempts to fix the leak
  • Have an electrician check any wet fittings

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Keep the roof space ventilated. Air movement keeps condensation down, which is frequently mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Homes around Herne often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Before we arrive

Advice

What this survey can’t tell you

A survey is a proper look at the leaking roof, but it can’t do everything. The main limits are:

  • Leaks that only appear in weather we cannot recreate
  • A structural engineer’s report
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • Flat roof details
  • Valleys and parapet gutters

Roof leak investigations in Herne: local notes

Herne is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in.

Anyone responsible for a site like Herne Church of England Infant School will know that tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to Church of St Martin: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you live near a park such as Curtis Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Herne questions

Is the coastal weather around Herne hard on roofs?

Often, yes. Within about 2 miles of the sea, as Herne is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Herne?

Yes. Herne is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Why it’s worth a survey now in Herne

Water and electrics don’t mix. Keep away from any fitting that water is reaching. Then the source needs tracing. In an older home around Herne, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.
