Roof leak investigations for Hawthorn homes and businesses

Roof leak investigations for homes and businesses in Hawthorn

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe vantage point. Common reasons to book are damp ceilings under a flat roof and water dripping from rafters or underlay, on flat roof details, chimney stacks and rooflights and dormers.

Somewhere as small as Hawthorn, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Hawthorn

Does being near the coast affect roofs in Hawthorn?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is Hawthorn within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Does the investigation include the repair?

The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

How do I book a survey in Hawthorn?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll point you to the right survey. We survey on weekdays, Saturdays and Sundays.

Leave it or get it looked at?

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What a roof leak investigation looks like in Hawthorn

The coast is about 2 miles or less from Hawthorn, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Herne Bay station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Reculver Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces like Bishopstone Cliffs can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What a roof leak investigation does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate
  • Carrying out the fix

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What this survey covers

  • Flat roof details
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t climb onto the roof to look
  • Tell us if there are tanks or pipes in the loft
  • Move stored items away from the hatch
  • Write down the wind direction and rain when it leaks

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

Roof by roof

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Hawthorn can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Leave a clear route to the loft
  • Tell us where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building
