Hillborough Roof Leak Investigation
Roof leak investigations in Hillborough, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Water dripping from rafters or underlay
- Drips from nail tips in a cold loft
- Damp ceilings under a flat roof
When to book a survey in Hillborough
Some water in the loft is not rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.
Problems we come across frequently include:
- Water through the ceiling under a flat roof
- Staining around the chimney inside
- Water dripping from rafters or underlay
- Ceiling stains that grow after rain
If you let a flat or house near Herne Bay station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Questions to ask before booking
- How soon the report will arrive
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How much experience they have with roofs like yours
- Whether any drone flown is registered with the CAA
Roof leak investigation in Hillborough: what you get
The aim is to find where the water is getting in and explain it. You get a report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. If you are worried about water that shows only in certain storms and staining around the chimney inside, a survey will tell you what’s going on, whatever the roof.
In older homes around places like Hillborough, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Common questions in Hillborough
Is Hillborough within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Hillborough is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.
Can you find a leak when it isn’t raining?
In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Can you always find the source?
We cannot promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Wind, rain and roofs in Hillborough
The coast is about 1 mile or less from Hillborough, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Anyone responsible for a site like Reculver Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Living close to Bishopstone Cliffs is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Hillborough is about 2 miles east of Herne Bay, in Kent. Hillborough is one of many places we visit across Kent, for houses, flats and commercial buildings. Hillborough is one of the towns and villages in Kent where we work for roof leak investigations. There’s also a page for Canterbury.
We survey roofs across the CT6 postcode area for roof leak investigations. Landlord and commercial surveys in Hillborough
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Leaks that only appear in weather we cannot recreate
- Whether rotten timbers meet design loads
- Carrying out the fix
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and does not.
What this survey covers
- Flat roof details
- Slate and tile slopes
- Chimney stacks
- Rooflights and dormers
- Lead flashings
- Valleys and parapet gutters
- The roof space
How it works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. A visit to Hillborough is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Dig out any old roof reports or invoices
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey

Advice
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What we need to know
When you call or email, these details help:
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We will confirm the price before you book.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Stay off ladders and the roof
- Put a bucket under the drip and move valuables
- Note the weather when the leak shows
- Photograph the stain each time it appears
Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
