Drone roof survey in Hawthorn, Kent
We take a careful look at the roof at your property in Hawthorn, with photos and a written report.
- Gaps where slates or tiles have gone
- Ridge pieces that have lifted
- Moss building up on slopes and in gutters
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Neighbouring roofs the owner hasn’t asked us to survey
- The underside of the roof (that needs an inside check)
- A flight where airspace permission is refused
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

Drone roof surveys for homes and businesses in Hawthorn
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We’re frequently asked to look into tired mortar and pots at the top of a stack and loose ridge and hip tiles, across tall and steep roofs, chimney stacks and large and complex roofs.
Older buildings in small places like Hawthorn may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Tips that help
Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:
- Share the postcode so we can check for restrictions
- Keep dogs indoors during the visit
- Mention anything you’ve noticed on the roof
- Allow time for permission if you are in a flight restriction zone
The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.
The survey, step by step
Every roof is different, but as a rough guide the survey takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. If you have questions on the day, just ask. Somewhere like Hawthorn needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First, we check whether a drone is the right tool.
- A date is fixed, with a fallback in case the weather turns.
- The roof is photographed from the air, with the camera kept on your property.
- We also look inside the loft space where it’s safe.
- The report sets out what we found, with photos and recommendations.
Preparing for the visit
- Check the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

Advice
Hawthorn questions
Is drone flying allowed in Hawthorn?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying.
Do you cover smaller places like Hawthorn?
Yes. Hawthorn is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
How fast do I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Are you insured?
We hold professional indemnity and public liability insurance.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Landlords, agents and block managers in Hawthorn
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
When to book a survey in Hawthorn
Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.
These are some of the problems a survey can pick up:
- Wind damage high on the roof
- Slipped or missing slates on a high roof
- Tired mortar and pots at the top of a stack
- Cracked mortar along the ridge
If you own one of the older houses in the streets near Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- What exactly goes into their report
- Their report turnaround times
- What insurance they carry
- Which limits apply to the survey
Flying and imaging in Hawthorn
Hawthorn is within about 2 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.
Take a building like Reculver Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

What else we do in Hawthorn
Roof by roof
Large commercial roofs
Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.
Valleys and parapet gutters
A butterfly roof drains to a central valley gutter. It’s almost impossible to see from the ground, but a drone shows it clearly.
