  • Gutters full of debris and silt
  • Fascia boards damaged by overflowing water

Independent gutter surveys in Deal

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Gutter survey in Deal

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We are often asked to look into water backing up from a hidden gutter and gutters that have fallen out of line, across downpipes, outlets and hoppers and parapet and box gutters.

In a town like Deal, most homes are houses whose owners look after their own roofs. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a gutter survey looks like in Deal

The coast is about 1 mile or less from Deal, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. With Walmer Castle about 1.2 miles south, Deal sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like Castle Community College: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Saviour's: its chimney, valleys and lead work are likely to be the parts that need attention first.

Deal is about 14 miles east of Canterbury, in Kent. Houses, flats, blocks and commercial buildings in Deal can all book gutter surveys, with a written report and photographs every time. Across Kent, we cover Deal and the places around it. Canterbury is in our area too.

We survey roofs across CT14 for gutter surveys and the streets around it. We cover properties on London Road, Forelands Square and Herschell Square and the roads around them. Deal is on the A258 and B2056, which makes it simple to reach. The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for a house; commercial roofs usually need 3–4 hours. Most visits in a town like Deal start at the front of the house and work round to the back. Rear gardens and side paths frequently give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors

Advice

Why it is worth a survey now in Deal

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Deal as anywhere.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Your questions about gutter surveys in Deal

Does being near the coast affect roofs in Deal?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Deal?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How much is a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

What this survey cannot tell you

A survey is a close look at the gutter, but it cannot do everything. The main limits are:

  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe
  • Parts of gutters that can’t be seen safely

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

What this survey covers

  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Parapet and box gutters

Signs you need a gutter survey in Deal

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Signs worth acting on include:

  • Leaves and moss blocking gutters
  • Cracked or loose downpipes
  • Leaks at the gutter joints
  • Choked outlets or hopper heads

If you let a flat or house near Deal station, the gap between tenancies is a good time to have the roof looked at.

Before booking anyone

  • What they will not be able to tell you
  • Whether you get a written report with photos
  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Watch ceilings under valley gutters for fresh marks
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed
  • Check from ground level or a window, not a ladder

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.
