When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Gutter survey in Sholden Meadows

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed sagging gutters and loose brackets and overflowing valley or parapet gutters, a survey will tell you what’s going on.

In a village or hamlet like Sholden Meadows, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later.

What we are asked to look at in Sholden Meadows

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Look out for signs like these:

  • Hoppers and outlets full of debris
  • Soffits marked by water
  • Leaks at the gutter joints
  • Water spilling over the gutter edge

Landlords with a home close to Deal station may find that the gap between tenancies is a good time to have the roof looked at.

Questions from Sholden Meadows

I let a flat near Deal station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Sholden Meadows is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Sholden Meadows for gutter surveys?

Yes. We survey roofs in Sholden Meadows and the rest of Kent, as part of our work across London and the South East. For a price, call 07833 053749 or use the contact form.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

What will the report tell me?

A written report with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Roofs, chimneys and gutters in Sholden Meadows

The coast is about 2 miles or less from Sholden Meadows, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. The wider area around Sholden Meadows has a long history of building, with Walmer Castle about 2.1 miles south-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces like Betteshanger Park can get more leaves in their gutters in autumn. For an older house near a landmark like Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere like Sholden Meadows needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Useful tips for Sholden Meadows property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
