About our gutter survey in Mill Hill
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We’re frequently asked to look into water spilling over the gutter edge and brackets that have dropped or snapped, on valley gutters, fascias and soffits and downpipes.
In a smaller place like Mill Hill, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

For landlords and managing agents
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the gutter, with photographs.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What we do, step by step
Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Mill Hill frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

Mill Hill homes and their roofs
The coast is about 2 miles or less from Mill Hill, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own one of the older houses in the streets near St Richard, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like St Mary's Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

- Rot or damp concealed behind fascias or inside walls
- Blockages deep inside downpipes
- Gutters out of sight from each safe vantage point

How we price gutter surveys

- How complicated the roof is, with its valleys, chimneys and parapets
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Helping us price your survey
To price your survey accurately, we will ask about:
- The style of property, from a terrace to a block
- What made you get in touch
- When you need the report by
- Your postcode, so we can check access and travel
To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Do you need a gutter survey in Mill Hill?
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
We are often asked to look at:
- Downpipes that are split or coming away
- Water spilling over the gutter edge
- Gutters packed with leaves or moss
- Joints that drip after rain
Homes near green spaces such as Betteshanger Park can get more leaves in their gutters in autumn.
Questions to ask before booking
- What the report includes, and whether it has photos
- How much experience they have with roofs like yours
- What insurance they carry
- How long the report takes to arrive
Mill Hill questions
How do I find out if my home in Mill Hill is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Mill Hill?
Yes, Mill Hill is on our map. A small place gets exactly the same survey as a big one.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can the survey be at a weekend?
Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, phone 07833 053749 or drop us an email.
