Local roofs in Folkestone

Folkestone lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Historic houses such as Acrise Place, about 3.9 miles north, show how far back building in the area around Folkestone goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For site and facilities teams at buildings such as Stella Maris Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Lower Leas Coastal Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Folkestone is in Kent. From houses to flats and shops in Folkestone, the roof can be surveyed. Folkestone is one of the towns and villages in Kent where we work for gutter surveys. Our Canterbury page covers surveys nearby.

Surveys in CT20, CT19 and CT21 are booked the same way as anywhere else. You’ll find streets like Christ Church Road, Middelburg Square and Station Road, all of which we cover. With the A259 and A260 close by, Folkestone is simple for us to get to. We also cover Cheriton (1 mile west), Sandgate (1 mile south-west), Hawkinge (2 miles north), Arpinge (2 miles north-west) and Seabrook (2 miles west). Within a short drive, we also cover Ashford (14 miles west), Canterbury (14 miles north), Dover (7 miles north-east), Deal (13 miles north-east), Hythe (4 miles west) and Tower Hamlets (7 miles north-east). Folkestone is among the bigger towns we cover in Kent.

About our gutter survey in Folkestone

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’re worried about sagging gutters and loose brackets and rotten fascias or stained soffits, we can find out what’s behind it, whatever the roof.

In a town like Folkestone, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey changes by roof type

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Leave it or get it looked at?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below, frequently in the heaviest rain. Having them checked before autumn and winter makes sense. Blocked gutters and downpipes on homes in Folkestone overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Folkestone questions

Is the coastal weather around Folkestone hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is my home in Folkestone listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you climb onto every roof?

Only if it is safe. We check everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A typical visit in Folkestone begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Check we can get to the back of the property

Do you need a gutter survey in Folkestone?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

Signs worth acting on include:

  • Fascia boards damaged by overflowing water
  • Overflowing valley or parapet gutters
  • Gutters full of debris and silt
  • Overflowing eaves gutters

The streets around a church such as United Reformed Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
