Landlord Roof Survey in Folkestone
Roof condition reports for landlords, agents and blocks of flats in Folkestone, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Slipped or missing slates and tiles
- Flashings that have come away
- Cracked or leaning shared chimneys
Why get it checked now?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Once water reaches the loft insulation in a home in Folkestone, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

Landlord roof survey in Folkestone
Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. Your agent or you arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. We survey converted houses, blocks of flats and shared roofs, and common reasons people get in touch are leaking joints at party walls and standing water on a flat roof.
Folkestone mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about landlord roof surveys in Folkestone
Does being near the coast affect roofs in Folkestone?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
I let a flat near Folkestone Central station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is Folkestone in your area?
Yes. We carry out landlord roof surveys in Folkestone, and the service is the same as everywhere else we work.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
How much does a landlord roof survey cost in Folkestone?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Folkestone homes and their roofs
The coast is about 1 mile or less from Folkestone, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to United Reformed Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Folkestone Central station may find that a dated record of the roof is useful when planning maintenance across a let. With Acrise Place about 3.9 miles north, the area around Folkestone has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

How it works
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, and longer for a block or a building with several roofs. For a visit in Folkestone, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
- Let us know about parking before the day

Advice
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
