Landlord roof surveys near Tower Hamlets

Landlord roof survey in Tower Hamlets

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We’re often asked to look into ponding or splits on flat roofs and leaking joints at party walls, on shared roofs, rented houses and converted houses.

Around Tower Hamlets, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Signs you need a landlord roof survey in Tower Hamlets

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

We are frequently asked to look at:

  • Standing water on a flat roof
  • Slipped or missing slates and tiles
  • Flashings that have come away
  • Worn ridges, hips and verges

Take an older house close to Church of St Peter and St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Whether they hold professional indemnity and public liability insurance
  • Whether you get a written report with photos
  • How soon the report will arrive

What a good roof survey covers

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local roofs in Tower Hamlets

The coast is about 1 mile or less from Tower Hamlets, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as Priory Fields School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Dover Priory station, the gap between tenancies is a good time to have the roof looked at.

Tower Hamlets: your questions answered

I let a flat near Dover Priory station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will you come out to Tower Hamlets?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I book a survey in Tower Hamlets?

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.

How much does a landlord roof survey cost in Tower Hamlets?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

How the survey changes by roof type

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

Why act early in Tower Hamlets

Defects caught early can frequently be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. In an older home around Tower Hamlets, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you need to know.

Take a look at how roof surveys are priced and what we found on two real jobs.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Tower Hamlets does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building
