Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Request records of any re-roofing
  • Give your solicitor a copy of the report
  • Tell us your exchange date when you book
  • Ask the agent to check the loft hatch can be opened

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Pre-purchase roof survey in Tower Hamlets: what you get

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. Typical surveys look at gutters that overflow or drip at the joints and bitumen or mortar used in place of proper repairs, across flat-roofed extensions and dormers, chimney stacks and clay and concrete tiles.

Houses in smaller places like Tower Hamlets can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Honest limits

To be straight with you, a roof survey has limits:

  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks

Why get it checked now?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Homes in smaller places like Tower Hamlets can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your survey before booking.

Pre-purchase roof surveys in Tower Hamlets: local notes

Tower Hamlets is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Dover Priory station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tower Hamlets is about 1 mile south of Dover, in Kent. If you’re in Tower Hamlets, booking works exactly as it does anywhere else: a call or an email, a price, then a date. FAQs for Tower Hamlets

Do roofs near the sea, like those around Tower Hamlets, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Tower Hamlets?

Yes, Tower Hamlets is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

How long does the survey visit take?

The visit usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Can I use the report to negotiate on price?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

A little information up front helps. Please include:

  • Any marks or damp showing indoors
  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a smaller place like Tower Hamlets, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice

Different roofs, different checks

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.
