How a pre-purchase roof survey works in Church Whitfield
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. Typical surveys look at worn or lifted lead flashings and chimney mortar that has eroded, on natural slate, the roof space and lead flashings and valleys.
Being in a small place like Church Whitfield makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Church Whitfield questions
How do I find out if my home in Church Whitfield is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do roofs near the sea, like those around Church Whitfield, take more of a battering?
It can do. Church Whitfield is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you need to go inside the property?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Do you inspect the roof from on top?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Church Whitfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- For flats, make sure roof access has been agreed

Common roof problems in Church Whitfield
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
Most people get in touch after spotting one of these:
- Damp timbers or stains in the loft
- Gutters that overflow or drip at the joints
- Lead that has worked loose at a wall or chimney
- Loose pots and cracked flaunching
For landlords with property near Kearsney station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Are they insured for the work?
- How much experience they have with roofs like yours
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the roof space is looked at, where there is one
Roof by roof
Gutters and parapets
A butterfly roof drains to a central valley gutter, usually to the back of the house. If yours does, we check that gutter and where it drains.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

What we can’t see
It’s a careful look at the roof, not the whole story. Its limits include:
- Whether timbers meet design loads
- What’s under the slates, tiles or felt
- Asbestos testing of any kind

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Ask when the roof was last worked on
- Request records of any re-roofing
- Check we will be able to get into the loft space
- Give your solicitor a copy of the report
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Church Whitfield homes and their roofs
Church Whitfield is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as Church of St Peter, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Historic houses such as Walmer Castle, about 4.9 miles north-east, show how far back building around Church Whitfield goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
