Pre-purchase roof survey in West Cliffe
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey the roof space, gutters and downpipes and lead flashings and valleys, and the problems we’re asked to look at most are quick fixes on flashings and valleys and a ridge or slope that dips.
Somewhere as small as West Cliffe, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

West Cliffe: your questions answered
How do I find out if my home in West Cliffe is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is the coastal weather around West Cliffe hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.
What’s the best way to book?
To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. In a hamlet or village like West Cliffe, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
- Unlock side gates and any roof access doors
Getting a price
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Notice patches of new decoration in top-floor rooms
- Let us know your timetable
- Check the lease for roof repair responsibilities
- Ask the agent to check the loft hatch can be opened
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.
West Cliffe homes and their roofs
West Cliffe is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
What we can’t see
To be straight with you, there are limits to any roof survey:
- How a seller will respond, or what the house is worth
- Confirmation of asbestos in cement sheets or soffits
- Faults hidden behind ceilings, boards or coverings
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
What we check
- Natural slate
- The roof space
- Gutters and downpipes
- Lead flashings and valleys
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Chimney stacks
Common roof problems in West Cliffe
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.
Signs worth acting on include:
- Loose pots and cracked flaunching
- Gutters that overflow or drip at the joints
- Flashings that have lifted or split
- Ponding, blisters or splits on a flat roof
If you live in an older home near Church of St Peter, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- Their drone registration, if they fly one
- Whether they hold professional indemnity and public liability insurance
- How long the report takes to arrive
Why act early in West Cliffe
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Where a roof is exposed, as many are in small places like West Cliffe, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
