What we can’t see

A survey is a close look at the flat roof membrane, but it cannot do everything. The main limits are:

  • Sections we cannot safely access
  • Repairing the breaches (that is for your roofer)
  • Roofs whose membrane or build-up is not suitable

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs

About our electronic leak detection in West Cliffe

Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use and parts may need to be lifted. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we’ll say so. Typical surveys look at water coming in under a flat roof and punctures from foot traffic or tools, across liquid-applied waterproofing, flat roof membranes and commercial flat roofs.

Older buildings in small places like West Cliffe may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

West Cliffe questions

Will you come out to West Cliffe?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in West Cliffe listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Does ELD work under paving or planting?

It can be possible, depending on the roof. What sits on the membrane affects the method so we look at the roof first.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Flat roofs in West Cliffe

West Cliffe lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. The wider area around West Cliffe has a long history of building, with Walmer Castle about 3.8 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like St Margaret's-at-Cliffe Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Martin Mill station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

How the survey changes by roof type

EPDM rubber roofs

EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

Bituminous membranes

ELD is frequently possible on bituminous membranes, depending on what’s below.

How it works

Every roof is different, but as a rough guide the survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. Older roofs in small places like West Cliffe can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photos in a report for your roofer.

How to prepare

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Make sure pets are kept safely away

How to book

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email. You will have a price before anything is arranged.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first, so the repair can be targeted. Older and listed buildings around West Cliffe may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
