Thermal Roof Survey in West Cliffe
Independent thermal roof surveys in West Cliffe. More than 5,000 surveys completed across London and South East England.
- Damp that repairs haven’t cured
- Possible trapped moisture under a flat roof covering
- Thin or uneven insulation in the roof
What happens if roof problems are left?
For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. In a small place like West Cliffe, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Thermal roof survey in West Cliffe
A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey loft conversions, pitched roof slopes and commercial roofs, and the problems we are asked to look at most are wet areas near outlets and upstands and missing or slipped insulation.
In a village or hamlet like West Cliffe, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What a thermal roof survey does not cover
We only report whatever is safely visible on the day, so there are some things a survey can’t cover:
- Insulation values or heat loss calculations
- Clear results when the conditions on the day are poor
- What’s inside walls or under coverings, without opening up
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.
What we look at
- Commercial roofs
- Loft conversions
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Ceilings below the roof
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Common questions in West Cliffe
Is my home in West Cliffe listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is West Cliffe within the area you cover?
Yes. West Cliffe is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
What can thermal imaging tell me about my roof?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
What’s the best way to book?
Simply ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.
How long is the visit?
It typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. You’ll then get the report by email.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near West Cliffe can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
How to prepare
- For flats, check roof access has been agreed
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed
Arrange a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Remember the conditions on the day affect the results
- Heat the home normally on the days before
- Keep a record of when stains appear
- Don’t climb onto the roof to look for leaks yourself
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is frequently moved when people work in the loft space.
When to book a survey in West Cliffe
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.
Typical things we’re asked to look at include:
- Areas of a flat roof that may hold water
- Cold spots on ceilings under the roof
- Leaks that are hard to trace
- Damp where roofs meet walls and chimneys
Take a building like St Margaret's-at-Cliffe Primary School: a view from above covers a wide roof far faster than walking it.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will the report include photos?
- Which limits apply to the survey
- Is there a chance to talk the report through?
Drones, thermal imaging and West Cliffe roofs
West Cliffe is within about 2 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Historic houses such as Walmer Castle, about 3.8 miles north-east, show how far back building around West Cliffe goes. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. If your house is among the older ones in the streets near Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
