Electronic leak detection for homes and businesses in Canterbury
ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. If neither method suits your roof, we will tell you at the outset. We survey roof terraces and balconies, green roofs and flat roof membranes, and the problems we’re asked to look at most are stains far from any visible defect and leaks through a covered membrane.
Business premises in a place the size of Canterbury often sit under big flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Moisture readings, and electronic leak detection where the membrane suits it, help narrow it down. Membranes usually fail at outlets, upstands and laps, so those get a proper look.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Common roof problems in Canterbury
Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.
Common reasons to book include:
- Punctures from foot traffic or tools
- Patched roofs that still leak
- Failed seams and laps
- New membranes needing a check before handover
If you run a business near Whitefriars Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
Before booking anyone
- What they won’t be able to tell you
- How long they’ve been surveying roofs
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
Before and after the survey
From years of surveys, a few habits stand out:
- Stay off the flat roof unless needed
- Act on new leaks promptly
- Clear flat roof outlets regularly
- Record dates and spots where water appears
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.
Flat roofs in Canterbury
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Canterbury has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
If you run a hotel or guest house in or near Canterbury, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you look after a building such as St Peter's Methodist Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
Canterbury is in Kent. Surveys in Canterbury work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Kent, from the larger towns to small villages.
Electronic leak detection in CT1, CT2, CT4 and CT3 work the same way as everywhere else we cover. We offer electronic leak detection to properties on Long Market, High Street and High Street St Gregorys and the roads around them. With the A2 and A28 close by, Canterbury is easy for us to reach. We also cover the places around Canterbury: Wincheap (1 mile south-west), Harbledown (1 mile west), Hales Place (1 mile north), Thanington (1 mile south-west) and Stuppington (1 mile south). Larger places within reach include Ashford (13 miles south-west), Margate (15 miles north-east), Dover (14 miles south-east), Folkestone (14 miles south), Ramsgate (15 miles east) and Whitstable (6 miles north-west). Being one of Kent’s larger places, Canterbury has every kind of building, from houses and flats to offices.
What’s near Canterbury
Locally, jobs take us to homes and businesses close to Canterbury School of Architecture, Bus Company Island and St Thomas of Canterbury Church and the streets around them. You’ll also find The Old Buttermarket pub (less than half a mile south-west) and Barton Court Grammar School (0.5 miles east). Canterbury has its own railway station: Canterbury East station. A little further out are Whitefriars Shopping Centre (under half a mile south-west) and Canterbury Roman Museum (within half a mile south). The countryside around Canterbury includes Blean Woods RSPB Reserve.
What electronic leak detection does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof covered by fixed equipment
- Fixing the holes we find
- Build-ups without a suitable layer below
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What we look at
- Liquid-applied waterproofing
- Roof terraces and balconies
- Flat roof membranes
- Green roofs
- Single-ply roofs
- Commercial flat roofs
What affects the cost of electronic leak detection
We confirm the price for your survey before booking. These are the things that affect it:
- The size of the roof
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- House, block, shop or office
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
Booking your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Photos of the roof, taken safely from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
- Where any leaks, stains or damp patches show inside
- The address and postcode of the property
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
Canterbury: your questions answered
Do you cover commercial flat roofs around Canterbury?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Do you cover Canterbury?
Yes. Our area covers London and the South East, and Canterbury is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Do you look in the loft space?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. In busier parts of Canterbury, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it’s safe, with the drone where applicable.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We confirm whether the roof is suitable for electronic testing.
- The method depends on the membrane and what sits above and below it.
- The roof is tested and any breaches are located.
- You get a report showing where each breach is, for your roofer to repair.
Preparing for the visit
- Check we can get to the back of the property
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
