Roof survey in CT4: how it works
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Common reasons to book are valley linings that have cracked or split and leaking gutter joints and downpipes, on clay and concrete tiles, natural slate and flat roofs.
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
How our prices work
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Why choose Independent Roof Survey
- Prices that include VAT
- We hold a CAA Flyer ID and Operator ID
- 20+ years’ experience
- Surveys on weekdays, Saturdays and Sundays
Getting a price
A quick phone call is normally the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.
What’s near Shalmsford Street
Locally, jobs take us to homes and businesses close to Broadham Down, Chartham Primary School and Church of St Mary, among other places. Shalmsford Street’s nearest station is Chartham station, roughly 0.5 miles north of the centre. A little further out are Chilham Castle (2.6 miles west) and Whitefriars Shopping Centre (3.3 miles north-east). Not far away are Blean Woods RSPB Reserve.
Homes and roofs across CT4
Homes across CT4 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in CT4.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in CT4. CT4 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Shalmsford Street: If you let a flat or house near Chartham station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Chartham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Different roofs, different checks
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Useful tips for CT4 property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Stay off ladders and the roof
- File the report with your home documents
- Make sure we can open the loft hatch
- Gather any paperwork for past roof work
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
What a survey doesn’t cover
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Asbestos testing of any kind
- Walls, floors and services below the roof
For landlords and managing agents
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Why act early?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.
Questions to ask before you book
- Whether you can ask questions once you have the report
- What experience they bring
- When you’ll get the report
- Are they insured for the work?
Common questions in CT4
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
How long does a roof survey take?
The visit normally takes between one and two hours on an ordinary house, or half a day or so for a commercial building. We’ll confirm what to expect when we arrange the visit.
What if it rains on the day?
Light rain does not usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
Do you go up on the roof?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
