What we do, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Rhodes Minnis often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Tell us about parking before the day

About our roof survey in Rhodes Minnis

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Common reasons to book are flashings that have come away from the wall and gutters that overflow in heavy rain, on ridges, hips and valleys, the roof space and clay and concrete tiles.

Somewhere as small as Rhodes Minnis, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Whether the roof structure meets design loads
  • Asbestos testing of any kind
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Rhodes Minnis questions

Does being near the coast affect roofs in Rhodes Minnis?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Rhodes Minnis is within about 5 miles of the coast.

Is Rhodes Minnis within the area you cover?

Yes, Rhodes Minnis is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

When to book a survey in Rhodes Minnis

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Most people get in touch after spotting something like this:

  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall
  • Leaning or weathered chimney stacks

If you let a flat or house near Sandling station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How soon the report will arrive
  • What happens after the report arrives
  • Their track record with similar roofs

What to expect from a roof survey

Landlords, agents and block managers in Rhodes Minnis

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What a roof survey looks like in Rhodes Minnis

Rhodes Minnis is within about 5 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Acrise Place, about 2.6 miles east, is one of the historic houses in the wider area around Rhodes Minnis. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
