About our roof survey in Hemsted
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about flashings that have come away from the wall and standing water on a flat roof, we can find out what’s behind it.
Somewhere as small as Hemsted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Signs you need a roof survey in Hemsted
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
A survey makes sense if you’ve noticed:
- Worn or blocked valleys
- Ridge tiles that have lifted or moved
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
If you look after a building like Stowting Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking any roof surveyor

- Whether any drone flown is registered with the CAA
- What experience they bring
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Find records of any re-roofing or repairs
- Hold on to the report for future surveys
- Include dormers, porches and garages when you book
- Check the roof from the ground after storms
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Hemsted homes and their roofs
Hemsted lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Westenhanger station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Roof by roof
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Common questions in Hemsted
Do you survey roofs for landlords with property near Westenhanger station?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Is the coastal weather around Hemsted hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Hemsted often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Leave side gates unlocked
- Dig out any old roof reports or invoices
- If you are buying, check with the agent that we can get in
