Rhodes Minnis Gutter Survey
We take a careful look at the gutter at your property in Rhodes Minnis, with photographs and a written report.
- Leaves and moss blocking gutters
- Fascia boards damaged by overflowing water
- Water spilling over the gutter edge
Gutter survey in Rhodes Minnis: what you get
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at leaks at the gutter joints and gutters packed with leaves or moss, on downpipes, eaves gutters and valley gutters.
Somewhere as small as Rhodes Minnis, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Local roofs in Rhodes Minnis
The coast is about 5 miles or less from Rhodes Minnis, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Acrise Place, about 2.6 miles east, is one of the historic houses in the wider area around Rhodes Minnis. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Tips that help
You don’t need to be a roofer to help. What helps most:
- Get the gutters cleaned out every year
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Have overhanging branches cut back
You receive a photo-illustrated written report and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Rhodes Minnis, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Have any paperwork from past roof work to hand
- Check the loft hatch can be reached
- For flats, check roof access has been agreed

What affects the cost of gutter surveys
Prices vary from roof to roof, and it comes down to:
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Questions from Rhodes Minnis
Is Rhodes Minnis within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Does being near the coast affect roofs in Rhodes Minnis?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
What will the report tell me?
Written findings with photos, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Common roof problems in Rhodes Minnis
A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
People typically book a survey after spotting one of these:
- Gutters overflowing in heavy rain
- Water backing up from a hidden gutter
- Blocked outlets and hoppers
- Cracked or loose downpipes
If you own a rental within reach of Sandling station, a dated record of the roof is useful when planning maintenance across a let.
Before you book any roof surveyor
- Is VAT included in the price?
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
- Whether you can ask questions once you have the report
When you need someone else
To be straight with you, there are limits to any roof survey:
- The inside of buried drains
- What’s behind fascias and inside walls
- The inside of a downpipe along its whole length
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
